She represents builders and contractors, property management companies and real estate investors, real estate agents and brokers….business owners and families just like yours. Throughout her career, she has represented thousands of individuals and business owners and has a well-deserved reputation for honesty, integrity and fierce advocacy on behalf of her clients.
If you plan to purchase or sell a property, whether it’s new construction or a resale, whether it’s your first home or downsizing to a condo, you want Attorney Margolies on your team. Not only is she a 5 Star Realtor™ and a Certified Negotiator, but she is also a seasoned real estate attorney. For most people, the purchase or sale of real estate is the biggest financial transaction of their lives. Unfortunately, in most states including Pennsylvania and Florida, you only need a high school diploma to obtain a real estate license. Consequently, the majority of real estate agents do not have an adequate grasp of real estate and contract law, nor do they understand the complexity of the risks involved. If they do not understand the breadth of the risks they need to manage, how can they possibly uphold their fiduciary duty to always act in your best interests?
Even more unfortunate than the low educational bar set by the real estate industry for the licensing of real estate agents…and the low overall standard of care generally exercised by that community…is the fact that most consumers are lulled into a false sense of safety because realtor’s associations typically provide standard forms for real estate transactions. I once had a professor tell me that the most dangerous portions on the real estate standard forms are the blank lines. Real estate agents who have no experience in drafting contract language can really get into trouble there. Click here for a copy of Attorney Margolies’ Ebook – The Top 20 Real Estate Agent Mistakes.
With 38 years of real estate litigation under her belt, Attorney Margolies has seen how much it has cost her clients who did not consult with attorneys. To navigate the pitfalls, you need someone representing you who has substantial knowledge and experience in contract law, real estate law, and the subtle art of the negotiation process. A real estate attorney will uphold her fiduciary duties and protect your best interests without being compromised by the concern over losing a commission. And, if you happen to be contemplating an “off-market” transaction or a family deed transfer, where no real estate agents at all are involved, then it is absolutely essential that you retain a real estate attorney.
